A proposal to build a 7 Eleven convenience store, showroom and service station on the corner of Nairn Drive and Atwick Terrace in Baldivis has been rejected by the Metro South-West Joint Development Assessment Panel.

As revealed in the Sound Telegraph on July 25, City of Rockingham received the proposal from Urbis to build a convenience store and showroom at the vacant 2125sqm Lot 158 Nairn Drive.

The application also proposed six fuel bowsers, a 9.6m-wide canopy, storage rooms, bathrooms, office, lockable service yard, bin store and underground fuel tanks.

But the JDAP unanimously rejected the proposal on Monday after the City argued in its Responsible Authority Report that Lot 158 Nairn Drive was not an appropriate land use or location for a convenience store or service station.

Cr Chris Elliott said the application failed to comply with 33 of 47 requirements and he would be “at a loss to see how the panel could find substantial cogent reason to do anything other than refuse the application”.

Cr Deb Hamblin added the “prominent site needed a statement development” given its position at the entrance to Baldivis town centre, along with the “substantial non-compliance” issue as reason to vote reject proposal.

Panellist Andrew Macliver said the City had gone to “extraordinary lengths” to create a vision for Baldivis town centre, which the proposal did not meet.

The Sound understands works taking place at the 50 Rd Deli site on the corner of Mandurah and Fifty roads in Baldivis are to convert it back to a petrol station.

The owners of 50 Rd Deli recently posted on their Facebook page that they had sold the business and the new owners will be opening a service station in early 2019.
